What Happens if Mold is Found During a Home Inspection?

Mold sucks. It’s bad for your health and can kill a real estate deal really quick. Some types of mold are scary and some not as much. I’m no mold expert (we know this!) but I have seen a few things. Just yesterday I toured a house with a basement that had an active mold problem. It’s sometimes very easy and obvious to detect when it is right in front of you; other times it takes a keen eye and experienced inspector to point it out.

Often when we conduct inspections, we find evidence of mold in attics. Not as easy to spot by the potential homeowner or even without a trained eye. Attics tend to be super-hot and damp and can be excellent breeding grounds for mold.

So two basic tips:

  1. Surround yourself with the right people to help identify, assess, and mitigate any mold problems so you know what you are dealing with (inspectors, mold mitigation experts etc.).

  2. Don’t panic. There are usually ways to solve these problems—some are more costly than others, but you do likely have options. So managing your emotions and expectations is important, either for yourself or your clients.
